Why pool deck slabs sink in League City

Water and roots under the slab

In that case study Prime Resins traced the uneven deck to two causes: tree roots that heaved parts of the walkway, and poor drainage that washed soil out from under other slabs. The National Ready Mixed Concrete Association makes the same point from the other side: the ground under a slab should be compacted and sloped so water drains away.

Wet clay a foot or two down

At each League City spot below, NRCS finds the soil holding water close to the surface in winter. Bernard clay loam, which NRCS maps under Hometown Heroes Park and at the Census Bureau's center point for the city, drains somewhat poorly, falls in the slowest-draining soil group, and carries a wet layer between 31 and 46 cm below the surface, roughly 12 to 18 inches, through December, January and February. The Edna loam at Walter Hall Park is wet just 13 to 23 cm down, roughly 5 to 9 inches, from January to March, and out west on League City Parkway, at Gilmore Elementary, the Leton soil is saturated from roughly 9 inches down through eight months, October through May. The 1988 Galveston County soil survey adds that where soil's shrink-swell potential runs moderate to very high, special design is often needed.

Regional subsidence

Some parts of the Houston region sank more than 9 feet in the four decades of groundwater pumping before the Harris-Galveston Subsidence District was created in 1975, the District says, and the sinking damaged roads, foundations and underground pipelines and changed how water drains. League City is in the District's Regulatory Area One, which switched to other water sources in the 1980s and early 1990s, and the District now reports subsidence there as stable, at less than half a centimetre a year over 2021 to 2025.

Pool deck leveling methods: foam lifting and slab jacking

Polyurethane foam lifting

Foam goes in through small holes. The Missouri Department of Transportation's maintenance guide, written for highway pavement but describing both methods, specifies a water-blown, closed-cell, high-density polyurethane that soil moisture won't compromise, injected through holes 9/16 to 3/4 inch across. Alchatek's AP Lift 430, one such lifting foam, is a two-component structural polyurethane that the maker says displaces water in wet ground, bonds with soil and concrete, reaches a free-rise compressive strength of 50 psi and is traffic ready in 15 minutes. Alchatek also warns that too much foam built up in one place can degrade the material or, rarely, start a fire from internal heat, and that how much a job needs has to be judged on site.

Cement grout slab jacking

The older method, mudjacking or slab jacking, pumps a grout of selected topsoil or loam, portland cement and water under the slab through holes about 2 5/8 inches across. The same guide raises the slab no more than 1/4 inch at any one hole in a single pumping and watches it the whole time, since raising it too far in one place will crack it. A grout mixed too stiff builds up mounds around each hole, which the guide calls stools, and leaves the slab unsupported between them. Afterward every hole is cleaned out and filled with mortar of one part cement to three parts concrete sand.

When a sunken pool deck needs more than leveling

What the code expects of a level deck

The pool code League City adopts, the International Swimming Pool and Spa Code, caps standing water on a deck at 1/8 inch deep, checked 20 minutes after water stops landing on it. Where the pool deck meets an adjoining sidewalk, the two may differ in height by no more than 1/4 inch.

Paver and stone decks

Pavers are lifted and reset rather than foamed. Because they are modular, the Interlocking Concrete Pavement Institute says settled spots in the base can be repaired by taking up the same pavers and laying them again, and it keeps lippage, one paver's edge standing above its neighbor, to 1/8 inch.

Water from somewhere other than rain

The EPA counts wet spots around the pool among the signs of a leak, and names pool edges and pipe joints among the places leaks turn up. Wet ground beside a dropped slab is a reason to rule out a leak through pool leak detection and repair before the slab goes back up.

Permits and a new surface

The sources don't name a winner. The highway guide says either method can raise a settled slab and fill the cavities under it, and notes that polyurethane work is usually contracted out because it needs specialized equipment to mix and pump. Prime Resins, which sells foam, says traditional cement-based lifting can fracture or over-lift slabs, while Alchatek says its foam displaces water in wet ground, which bears on the League City spots where NRCS finds a wet layer a foot or so down in winter.

When is a sunken pool deck too far gone to lift?

When the slab is broken.
